NFPA 25 Quarterly Sprinkler Inspection

Quarterly inspection checklist for water-based fire protection systems. Covers control valves, waterflow devices, supervisory signals, and general system condition.

Control Valves

All control valves (OS&Y, PIV, butterfly) are in the fully open position§13.3.2.1

Verify valve is sealed, locked, or electronically supervised in the open position

Valve supervisory tamper switches are operational — test by partially closing valve§13.3.3.4

Tamper signal should transmit within 2 revolutions of the handwheel or 1/5 travel of the valve

Control valve signage and identification are legible and correct§13.3.2.1.1

Each valve should be identified with the system or area it controls

Waterflow Devices

Waterflow alarm switches (vane-type or pressure-type) are tested and operational§13.2.5

Activate via inspector test connection — verify alarm signal at FACP within 90 seconds

Alarm devices (water motor gong, electric bell) activate on waterflow§13.2.5.1

Water motor gong must be audible from the exterior of the building

Waterflow alarm retard/delay does not exceed 90 seconds§13.2.5.2

Supervisory Devices

Low air pressure supervisory switch tested (dry/pre-action systems)§13.3.3.4

Reduce air pressure and verify supervisory signal at FACP

Low water temperature supervisory switch tested (if applicable for areas subject to freezing)§13.3.3.4

Room/area temperature monitoring verified for dry-valve rooms and unheated spaces§13.2.7.1.2

Temperature must be maintained at 40°F minimum in valve rooms

General Inspection

Sprinkler heads are free of corrosion, loading, paint, and physical damage in inspected areas§5.2.1

Replace any sprinkler that is painted (other than factory), corroded, loaded, or damaged

Adequate clearance maintained below sprinkler deflectors (minimum 18" to top of storage)§5.2.1.1.3

36" clearance required for ESFR sprinklers

Spare sprinkler cabinet is stocked with the correct number and types of spare heads plus wrench§5.4.1.5

Minimum 6 spare heads per NFPA 25; must match each type/temperature rating installed

FDC (Fire Department Connection) is visible, accessible, caps are in place, and threads are undamaged§13.7

Ensure FDC is not obstructed by landscaping, vehicles, or construction

Notes & Deficiencies

IMPORTANT

Quarterly inspections are required by NFPA 25 for alarm valves, supervisory devices, and waterflow alarms. Testing of waterflow alarms must occur quarterly per §13.2.5. All inspection and testing must be documented with the date, name of inspector, and results. Deficiencies must be corrected or reported to the building owner/manager and AHJ.
